When Leasing Your Home

Owning an investment property can be a lucrative way to build your financial portfolio. Such investments can also be expensive and time-consuming for those unfamiliar with navigating the leasing process. As an experienced real estate professional, I’m passionate about providing exceptional, personalized service to all those I serve.  Leasing services include:

  • Assistance in determining market lease price.

  • Providing expert recommendations to get your home in optimal leasing condition.

  • Updates regarding changes in the leasing market, along with appropriate recommendations.

  • Implementation of a strategic marketing plan; including advertisement on 14 plus marketing sites.

  • Attend all showings to prospective tenants.

  • Timely presentation of all potential lease offers, along with assistance in evaluating the options.

  • Regular progress updates during the initial leasing process and until its completion. Process includes:

    • Make sure the Rental Application is filled out completely.

    • Residents perform background and credit check.

    • Verify income and employment.

    • Draft lease for both parties to review.

    • Collect any other documentation if necessary.

  • Immediate notification of any event that could possibly threaten the close of the lease.

  • Collection of all necessary funds to be held in my Brokerage Trust Account and prompt distribution of funds to all involved parties.

  • Assistance with any significant issues that may arise with the tenant.

  • Assistance with the coordination of both the move-in and move-out, including completing the final walk-through.

  • Follow-up two months prior to the current tenant vacating to determine future leasing needs and to begin the marketing process in a timely manner, should the owner so desire to do so.

  • First week

    • Documents/Other

      • Review owner/broker agreement.

      • Review leasing documents.

      • Review Leasing Strategic Pricing Analysis.

      • Receive HOA documentations.

  • Put up "For Lease" yard sign (subject to change).

  • Professional photos, 3D Matterport and Instagram Reel walkthrough. (Subject to change)

  • Review showing procedure.

  • Inform colleagues about lease.

  • Marketing campaign includes:

    • Property listed on my website, Zillow, Trulia, Realtor.com, both Park City and Salt Lake MLS and many other syndicated websites.

    • Post listing on social media sites including Facebook, Facebook Market Place, Park Record and Instagram.

    • Social media marketing campaign that include, Facebook, Instagram, Realtor.com and more.

  • Create marketing flyers/brochures.

  • Ongoing Activities

    • Weekly communication.

    • Show property to potential tenants.

    • Follow-up on email/phone/text leads.

    • Monitor market conditions.

    • Monitor comparable properties for lease.
