A Step by Step Guide Through the Rental Application Process
All applicants, 18 years or older, will go through the below application process. If you have any questions on this process, please don’t hesitate to reach out.
Fill out a rental application, including a credit and background check. $35.00 per applicant due at signing for processing the application and $55.00 (subject to change) per applicant for credit and background check.
Verify pet information (if applicable).
Credit check: TransUnion's ResidentScore or experian is used to evaluate the applicant's credit history and ability to pay rent when due. A guarantor or additional security deposit may be needed where the applicant's credit history falls in the 'medium risk' range. An applicant may be declined if their credit history indicates high risk. Requires a 700 minimum credit score.

Criminal History: A criminal background check is needed of all applicants. If criminal history is found, an individualized assessment of the applicant’s criminal history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that have occurred since any conviction or recent criminal activity.
Verification of employment.
Verification of income: Wages, assets, or subsidy assistance are accepted as evidence of ability to pay rent. If household income does not meet at least 2x the monthly rent amount, a guarantor or additional security deposit may be needed. Applicants should include 4 pay stubs and bank statements from the past 90 days with their application.
Lead Based Paint: If premises are built prior to 1978, a Lead Based Paint addendum will be provided and signed by each tenant.
Parking agreement filled out (if applicable) to HOA/assigned parking.
Any other forms/documents needed to verify applicant (if necessary).
Rental History: Each applicant may demonstrate a history of meeting prior lease or mortgage obligations and leaving any prior rented properties in good order. Significant adverse rental history may disqualify an applicant or require additional payment security, such as a cosigner or additional applicant deposit.
